The Church Farm Barns date to the 1830s and have largely remained untouched until recent years. Orginally owned by the Warpole Family as part of the Wolterton Estate, Church Farm Barns has been extensively re-developed over the winter of 2007-8 and now offers 3 cottages, Owl Barn, Bailey’s Barn and Corner Barn for holiday rental.
In re-development of Bailey's Barn and Corner Barn we have gone to great lengths to retain the integrity of beautiful farm buildings. They both have under-floor heating on all the ground floor accommodation and have wood burning stoves. The beautiful courtyard gardens are being developed to provide private areas for each of the cottages.
The values of conservation that have inspired the restoration of the fabulous old roofs and beams that make Church Farm Barns so distinctive have also influenced the design of the beautiful cottages and their environmental impact. The barns have been restored using local labour and craftsmanship, while as much of the historical beams and roof as possible have been retained and built into the conversion. Where age has taken its toll, we’ve gone to great lengths to replace like for like, allowing you to enjoy the unique character of these buildings.
These principles have extended to the running of the barns too. We take our responsibility to our environment seriously. We store ten thousand litres of rainwater harvested from the huge roofs and this is used for toilet flushing and the outside garden taps. Bailey’s Barn and Corner Barn, the two new cottages, have been insulated to the highest modern standards to prevent heat loss while maintaining the beams and internal features of the original structure. In an area which is designated for rural conservation, we ask our guests to help us minimise the Barns’ environmental impact by using the recycling facilities provided and considering their energy usage.
Norfolk has a reputation for being completely flat. While this might not be entirely true, a bike is a truly fantastic way to explore the area, from the quiet country lanes to the stunning coastline. Guests are welcome to bring their own bikes with them, or details of local cycle rentals are available – just ask!
